Landlords: a cheap EPC can cost you thousands

It is tempting to book the cheapest or fastest Energy Performance Certificate. The risk is a rushed visit that records less detail and leans on generic assumptions. That can pull the rating down.

A lower score can lock you into upgrade plans you may not have needed, especially with the push toward higher standards (band C) by 2030. Paying a little more for a careful survey can save far more than the fee if it avoids the wrong works.

I take the time on site to capture the property properly: construction, heating, insulation, glazing, lighting, and the features that support a fair rating. The aim is the highest accurate score the home can achieve on the day, not a quick tick box.
